The lease term requires a minimum one-year commitment.

All applicants undergo a full background and credit check. There is a $10 application fee and a $40 fee for background and credit screening. Every adult over the age of 18+ who is not a dependent must submit an application. Applicants may be approved by meeting one of two standard options: Option 1 requires a credit score of at least 600 along with the background and credit check. Option 2 allows approval through a satisfactory landlord reference and proof of income in lieu of credit score; applicants must demonstrate monthly income of at least three times the rent and provide pay stubs or equivalent documentation.
